Do you think its a good idea to replace hardwood flooring in the bathroom with tile?

I thought I would add that in exchange for rent we are fixing up this house because the people before us pretty much wrecked everything or neglected it. I just dont know how to let the owner know that the floor is really in bad shape and how to present the fact that he may have to replace it too.
